SHORT-TERM RENTAL AGREEMENT

This Short-Term Rental Agreement (“Agreement”) is entered into between the Property Owner/Host (“Host”) and the Guest (“Guest”) for the temporary use of the property described below.

By booking, staying at, or occupying the property, the Guest agrees to all terms outlined in this Agreement.

1. Property & Stay Details

Only the individuals listed in the reservation are permitted to stay overnight at the property.

2. Purpose of Stay

The property is provided solely for short-term residential lodging.
Any commercial use, events, parties, gatherings, or functions are strictly prohibited.

3. Occupancy Limits

• The number of overnight guests may not exceed the maximum listed above.

• Additional unregistered guests are not permitted without prior written approval from the Host.

• Exceeding occupancy limits may result in immediate termination of the stay without refund.

4. No Parties or Events

To ensure a peaceful environment for neighbors and to protect the property:

• No parties, events, or gatherings are allowed at any time.

• Excessive noise, disruptive behavior, or complaints from neighbors are grounds for immediate termination of the reservation.

• Quiet hours must be respected in accordance with local regulations.

5. Guest Responsibilities & Care of the Property

Guests agree to:

• Treat the property, furnishings, and appliances with care and respect.

• Keep the unit in a reasonably clean and sanitary condition.

• Use all appliances, furniture, and amenities only for their intended purposes.

• Immediately notify the Host of any damage, malfunction, or maintenance issue.

Guests are responsible for any damage caused during their stay beyond normal wear and tear.

6. Damage, Loss, or Missing Items

• The Guest assumes responsibility for any damage, theft, or loss caused by the Guest or anyone in their party.

• Repair or replacement costs may be charged to the Guest if damage occurs.

• Minor wear consistent with normal use is expected and does not constitute damage.

7. Prohibited Activities

The following are strictly prohibited:

• Smoking or vaping inside the property (unless explicitly permitted in writing)

• Illegal activities of any kind

• Tampering with safety devices (smoke detectors, locks, cameras in permitted exterior areas)

• Pets, unless expressly approved in advance

Violation of these rules may result in immediate removal without refund.

8. Safety & Liability

• Guests acknowledge that they are responsible for their own safety and the safety of their party.

• The Host is not responsible for personal injury, accidents, loss, or theft of personal belongings.

• Guests agree to use the property and amenities at their own risk.

9. House Rules & Local Laws

Guests agree to comply with:

• All house rules provided by the Host

• All applicable local laws, ordinances, and regulations

Failure to comply may result in early termination of the stay.

10. Right to Terminate Stay

The Host reserves the right to terminate the reservation without refund if:

• The Agreement is violated

• False information was provided during booking

• The property is used in a manner inconsistent with this Agreement

11. Booking Platform & Direct Reservations

This Agreement applies whether the reservation was made through:

• Airbnb or similar platforms, or

• Direct booking with the Host

For platform bookings, this Agreement supplements the platform’s terms and does not replace them.

12. Acknowledgment & Acceptance

By booking and/or occupying the property, the Guest acknowledges that they have read, understood, and agreed to all terms of this Agreement.
